Westlake HVAC, Heating and Air Conditioning

Westlake covers a lot of ground between Crocker Road and Columbia Road, and the equipment changes street by street. Raber HVAC services the big two story builds near Hilliard Boulevard, the ranches along Dover Center Road and the newer condos close to Crocker Park. Heating, cooling, indoor air quality and plumbing are all in house, so one call covers the whole system.

What Westlake houses ask of a heating and cooling system

Westlake grew late compared with its neighbors. Plenty of 1950s and 1960s ranches remain near the old Dover center, but much of the city filled in during the 1990s and 2000s with large two story homes, open stairwells and bonus rooms over the garage. Those layouts run hot upstairs and cold downstairs unless the system is zoned or balanced properly.

Square footage is the real issue in Westlake. A four bedroom colonial with a two story foyer and a room above the garage will never balance on a single thermostat, and builders often installed one undersized return for the whole upstairs. Adding a return, zoning the system or fitting a variable speed blower usually fixes complaints that new equipment alone would not.

Westlake heating and cooling questions

If yours is not here, call and ask. We would rather answer it now than have you guess.

Ask us directly

Why is the upstairs in my Westlake home always warmer than the first floor?

Heat rises, and many homes built here in the 1990s and 2000s were given one small return for the entire second floor. The blower cannot pull enough air back, so the upstairs stalls. Adding return capacity, setting the fan to run longer or zoning the system usually solves it.

Should a large Westlake house have two furnaces?

Sometimes. Homes over about 3,000 square feet with a finished third level or a long wing often run better on two smaller systems than one large one. It costs more up front and gives you independent control of each floor. We measure the load before making that call.

How often should a Westlake system get a tune up?

Twice a year is a good rhythm. ENERGY STAR advises checking the cooling system in the spring and the heating system in the fall, because contractors get busy once summer and winter come. Call (216) 888-4822 to book either visit.
